Yardi-supported nonprofit StreetSmart Australia was founded in 2003 in Melbourne. This organization believes everyone should have a safe and secure place to call home. StreetSmart brings about change for people experiencing or at risk of homelessness by raising funds and awareness to support smaller, grassroots organizations. “We distribute support and funds back into the regions in which they were raised because, after 20 years of creating place-based impact for those most vulnerable, we believe this is a powerful way of ensuring sustained change,” said Geoff Hills, CEO of StreetSmart. In Australia, the homelessness crisis has increased to five percent over the past four years. Currently, 300 people are turned away each day from Specialist Homelessness Services. Unfortunately, 23% of the population is missing meals, and rough sleeping has surged by 103% over the past two years with the increasing demand and declining fundraising. StreetSmart responds to homelessness in diverse ways, and right now, they are focused on three key outcomes: boosting housing support, increasing access to nutritious food and providing direct material aid to those sleeping rough, such as clothing. Accelerates in Australia
More than three quarters of Australia’s real estate companies think technology will play a big role reshaping their portfolios over the next three years. Despite this, more than half of respondents to the second annual proptech survey by the Property Council of Australia and software company Yardi still depend on spreadsheets to assess the performance of their portfolios. The survey undertaken in November of 176 senior industry professionals – 92 per cent holding mid-level management positions or above – reveals the biggest barrier to technology adoption. Changing existing behaviour came in first, at 24 per cent, surpassing resources, costs, time or confidence in a project’s success. Just under half (49%) of respondents think Australia is trailing the rest of the world in proptech investment – up from 30 per cent in 2020. But Property Council Chief Executive Ken Morrison says the COVID-19 pandemic was a significant catalyst for change and digital transformation is underway across the industry. “The property industry has embraced new technologies to maintain business continuity and ensure the health and safety of workplaces during the pandemic,” Morrison says. “Now leaders are turning to technology to address long-term structural challenges like climate change, to respond to investor demand for real-time reporting and transparency, and to enhance the experience for people who live, work and play in buildings.” Yardi’s Senior Regional Director for Asia Pacific, Bernie Devine, agrees. “The pandemic has taught us the world is now consistently inconsistent. Yardi supports recovery with donations
As Australia continues to fight and recover from the worst fire season the country has ever seen, Yardi has donated to two important Australian organizations to support relief and recovery efforts. The California-based real estate technology leader, no stranger to the frequent wildfires that have taken place near its corporate headquarters, has offices in Sydney and Melbourne. “We’ve been shocked and saddened by the devastation caused to communities, wildlife and individuals that have lost their homes and lives in the fires in Australia,” said Neal Gemassmer, vice president of international for Yardi. “Supporting our communities, and those effected by disasters has been an important part of Yardi’s philosophy of giving back.” The company has made a $250,000 donation, split evenly between two critical agencies in New South Wales and Victoria. To date, the two coastal southeastern states have suffered 16 million acres of land burned, 2,500 homes lost and 33 fatalities. It is also estimated that hundreds of millions of wild animals have either perished or lost critical habitat. The New South Wales Rural Fire Service is the largest volunteer firefighting organization in the world. Its volunteers provide fire and emergency services to approximately 95 percent of New South Wales (NSW). Over 2,000 volunteer brigades provide firefighting coverage for 108 local governments in NSW, and over than 1,000 firefighters are battling 60 ongoing fires. “The NSW RFS acknowledges the support of many kind organisations, big and small, as well as community groups, schools and individuals who have contributed to support the work of our volunteers across NSW,” the organization said in a statement. More information about ways to help the volunteer firefighters and fire victims is available on their website. The Victorian Country Fire Authority Bushfire Appeal is a government-administered fund that will distribute 100 percent of donations directly to those affected by the fires. The intent is to provide practical support as impacted Victorians begin to rebuild their lives. An Advisory Panel, chaired by former Victorian Deputy Premier Pat McNamara, will consider applications and recommend where funds will be distributed. Donations are tax deductible and can be made online. Fire and disaster relief has been a longstanding part of Yardi’s corporate philanthropic program. In recent years the company supported recovery efforts from the Thomas Fire in Southern California, the Fort McMurray wildfire in Canada, Hurricane Irma in Florida and Hurricane Harvey in Texas. Shared workspace practice expands
As coworking continues to gain traction in office markets around Australia, Neal Gemassmer, Yardi vice president of international, looks at the top three tech trends helping landlords stay ahead of the curve. This post is reprinted with permission and originally appeared in Property Australia. More coworking space in Australia was leased in 2018 than in the previous three years combined, finds recent research from JLL. Sydney and Melbourne accounted for nearly two-thirds (60%) of all coworking space – or 95,700 sqm – leased since 2015, JLL has found. But Australia’s other capitals are also jumping on board the coworking juggernaut. Meanwhile, Colliers has recorded a 46.9 per cent increase in flexible workspace in Sydney’s CBD last year. Although, with this representing just 2.44 per cent of the market, coworking is still in its early days. Gemassmer says Australia’s large office landlords are well placed to stay ahead of the curve if they embrace the right technology. He says three tech trends are at the heart of any successful coworking strategy. Know your customer with a CRM Every coworking space should have a customer relationship management system, or CRM in place, Gemassmer says. “A CRM will streamline lead entry, customer lifecycle tracking, vendor relationship management and a host of operational tasks – driving efficiency, enhancing productivity and ultimately leading to greater profitability.” Streamline systems with automated billing Whether you operate one space or multiple locations, automated billing is one of the most vital tech components to success, Gemassmer says. “Manual entry, regardless of how meticulously done, can create leakage – and this problem is worse when you’re a multi-space operator. “Operators who streamline their business with automated billing – particularly when done so alongside other tech-driven solutions – can offer the same product, but at a higher margin and lower cost.” There are software options which combine an accounting package with merchant services, such as the Yardi KUBE, which has a full general ledger suite and accounting package, Gemassmer explains. Let’s get connected “Not all coworking enablers are tech-driven,” Gemassmer observes. “Hosting after-hours events, creating sports teams or designing spaces to encourage incidental interaction are among the many ways to build a coworking community. “But ultimately, most coworking members spend their day sitting behind a screen, and this means tech plays a central role in building and enhancing that sense of community. “Yardi’s member portal helps members book meeting space, connect with an online marketplace, access special deals and pay invoices in just a few clicks. Coworking Picks Up Steam
No longer the sole domain of freelancers, micro busineses and start-ups, coworking is taking the Asia Pacific by storm as large companies jump on board the trend, says Yardi’s Neal Gemassmer. According to research by Cushman & Wakefield, coworking has accelerated rapidly throughout the Asia Pacific region, with roughly 750,000 sqm of space leased over the last two years alone. America’s largest coworking company, WeWork, now has 300 offices in 62 global cities, while China’s Naked Hub and Ucommune are also making waves around the region. Gemassmer, Yardi’s vice president for international business, says demand from corporates has been the one of the biggest coworking drivers. He points to research from Cushman & Wakefield, which finds the number of coworking enterprise-level companies – those with more than 500 employees – has doubled in the last 12 months. Meanwhile, the share of freelancers and independent workers has dropped by nearly 15 per cent over the last three years. “Large companies are on the hunt for space that is flexible, that enhances collaboration, and that fosters a creative culture – all characteristics of a coworking environment,” Gemassmer says. So, what are the three coworking trends to watch in 2018? When Charles Hunt decided to strike out on his own and start a boutique property management firm in Melbourne, Australia, he knew that one of the factors that would make or break the new business was the technology platform he chose. “CHP Management was born out of the need to provide boutique, high quality add-value service to our clients. We only do property management, and we specialise in bringing back professional service to property management and the real estate industry,” says Hunt, the founder and director of CHP Management, which opened in 2014. The company focuses on privately held retail shopping centres, industrial properties and office buildings. Coming from a major multi-national firm where he had worked for 8 years, Hunt saw that commercial real estate clients were often disappointed or frustrated without the support of personalised customer service. When was the last time that you hopped on a bike and cycled nearly 51 miles? Team members from the Yardi office in Sydney recently completed the 82km bike ride fundraiser, MS Sydney to the Gong. The course traces the southeastern coast of Australia, from bustling Sydney to beautiful Wollongong. The feat of endurance and passion raised funds for those living with multiple sclerosis. Graeme Pearse, Shaunak Kelkar, Zane George, Charobelle Campos and Chris Mumford were among the Yardi representatives. Most of them were cycling novices. “Before getting to the event, it’s important to note that we are novice riders, amateur at best,” shares Mumford. “Some of the team didn’t even own a bike when I first sent an email out to see who was interested. But a bit of training together gave the necessary confidence that we could do the distance.” The iconic race is worth the effort. About 10,000 cyclists get the opportunity to tour spectacular coastline south of The Harbour City. Most importantly, they are able to raise money for a debilitating illness that affects more than 23,000 Aussies. With compassion in their hearts and training as their foundation, the Yardi team prepared to overcome the odds. The odds weren’t favorable. At 7:30am, the Yardi team congregated near the start line, close to the back of the pack along with other beginners. The cyclists, amateurs and professionals, huddled against the cold rain which would last for long periods throughout the ride. Yardi celebrated the 40th anniversary of Property Council of Australia’s “Property Congress,” a premier event for the Australian real estate industry. Yardi held its accustomed place as Principal Sponsor of the event, which took place in Cairns, Queensland. Several senior members of the Yardi Australia team attended, including Mark Heaney (project manager), Kelvin Manual (regional manager), Nina Feldman (marketing manager), and Terry Gowan (regional director for Australia and New Zealand). Last month, more than 700 real estate professionals converged on Hamilton Island, Queensland, Australia for a week of learning from industry leaders and experts innovating the property sector. Hosted by Property Council of Australia, The Property Congress has become a highly anticipated annual event and the largest property conference in the region, boasting delegates from all corners of the industry – from lawyers and CEOs to architects and technology providers. Yardi’s expanding global user base was on display earlier this month as the company hosted user conferences in Sydney, Singapore and London with a record number of attendees at each conference. Yardi will host an additional annual user conference in Dubai, United Arab Emirates for its client base in the Middle East in March 2015. The Australia event was held at the Australian National Maritime Museum, in Sydney, over two days. Attendees participated in over a dozen sessions that covered a diverse range of topics including Yardi’s product roadmap together with breakout sessions focused on investment management, business intelligence, job cost, advanced accounting, budgeting, retail, mobility, facilities management, procurement, valuations and more. “We’re excited to host local user conferences across our international markets. These events allow us to strengthen the partnership with clients, allow attendees to network and provide an important channel for client feedback.” said Neal Gemassmer, Vice President, International. “And of course, it’s great to have some fun as well.” An evening social hour was hosted on the HMS Vampire, a retired Royal Navy Destroyer. Yardi today announced the opening of a new data center in Sydney as the company continues to see rapid adoption of the Yardi Voyager™ platform in Australia and New Zealand.
