After Day 1 of the 2019 GWA Conference, the event continued with conversations surrounding technology, commercial real estate, evolution in workspace design and franchising. Additional conference highlights included: Design evolution This session explored how coworking spaces pair the design of their spaces with marketing and branding for success. Bond Collective strives to create sophisticated, chic spaces with an exclusive club-like atmosphere. No two locations are alike, each geared toward the specific neighborhood they are based in. The spaces are intentionally branded minimally, and designed as symbols of an upscale modern lifestyle. Typically, the spaces feature separate phone and meeting booths for privacy and multiple seating options, such as bars, couches and traditional worktables. Canada’s IQ Office Suites has established unique design differentiators. Following an initial 4,000sf project in Toronto, they have expanded to five locations, soon to be nine, in major Canadian cities. IQ Office Suites’ decisions on where to establish new spaces are based on the surrounding retail, dining and entertainment options on the same street. Window offices are a huge draw, as well as kitchen space, meeting areas, and work/play areas with a bar and event space. Private offices are also important. IQ’s crown jewel is a Toronto space with 18-foot ceilings and a 5,000sf terrace. This location features meeting rooms, team suites, and other group centric areas. The design has moved away from dedicated desks, something many coworking spaces still consider crucial. Coworking Conference Insights
Last month, Yardi Kube was introduced to the coworking world at the Global Coworking Unconference Conference (GCUC). The U.S. edition of the annual event was held in Denver from April 15-18. This popular coworking industry gathering provides attendees with extensive in-depth sessions with experts in the coworking space, educating them on financing, technology, community building, and branding. The first day of the event was a deep dive into especially hot topics for the coworking industry. Industry hot topics: making money Led by Jerome Chang of Blankspaces, the finance discussion focused on the number one way to make money as a coworking operator – through lease incentives. Fundraising methods for shared space startups include venture capital funding, personal loans, investment from friends and family members, and other avenues, but Chang shared that SBA loans for such businesses are unlikely. The average traditional office space will have about 165-185 square feet per employee. In a coworking space it could be as low as 50-70 square feet. Coworking operators can book common areas at up to 150 percent capacity, because your space won’t always be full (this uses the same logic as a gym membership: it’s possible to overbook because not everyone works out simultaneously). The biggest moneymaker, however, will be meeting rooms. They’re priced higher per hour than any other amenity or space in and should be rentable to the general public, as well as members. Virtual memberships provide a low-cost entry to members wanting to try out the industry. While individually, these memberships won’t be a primary source of income, it is a source of unlimited potential with no space restrictions. The annual event provided a space for multifamily professionals to learn about the latest trends in social media marketing. Each year, there seems to be a new platform, hack or algorithm shift to think about. At times, attracting and keeping your audience’s attention can be daunting. Andrew Davis, best-selling author and marketing guru, kicked off the MFSMS with a keynote focused on the new customer journey. The Loyalty Loop, as Davis describes it, “uses the tenants and prospects you have to attract the tenants you want.” Harnessing the power of intentional content marketing and experiential customer care, Davis challenged attendees to rethink the sales funnel. Want to inspire loyalty in your customer base? “You must pledge to be different,” Davis said. Questions to ask yourself: How does your community or company offer a unique experience? Consider hiring a professional or purchasing equipment to create high-quality photos. Video is Here to Stay “Video is the fastest growing medium in the digital landscape,” shared Jamie Gorski, Chief Marketing Officer at Bozzuto. According to data, 80% of global internet traffic will be attributed to video by 2020. More than 9,200 apartment industry professionals joined us for one of the biggest shows of the year. NFL Hall of Famer Michael Strahan was the keynote speaker on Thursday. He discussed motivation, overcoming obstacles, and maximizing your career. He also talked real estate. “I love real estate. It’s a passion of mine. I am a big fan of real estate fixer-uppers. I’m good at demo. If you can’t hit a quarterback, hit a wall,” he joked. Strahan shared that it’s particularly important to him to acknowledge and thank everyone he works with – whether it’s a producer, make-up artist, or the custodial staff – noting that “everyone makes the ship run.” We couldn’t agree more. 3. Continued growth planned for 2016
With events in London, Sydney, and Singapore, Yardi’s continued expansion of its worldwide advanced software training offerings was well-received by clients in November 2015. The Yardi Advanced Solutions Conference, with a strong foundation of support from the company’s U.S.-based clientele, will continue to grow in 2016. “Offering YASC to our overseas clients is a product of our steady global growth and our desire to maintain leadership in software solutions for commercial, residential and investment management,” said Neal Gemassmer, vice president of international for Yardi. “YASC gives users the opportunity to refresh their familiarity with existing products, learn about new ones and build relationships with Yardi employees and each other.” In London on Nov. 7-9, 240 clients joined Yardi product experts for two days of training classes, product roadmap updates, dining and entertainment, one-on-one support, and more. YASC Europe was held at 8 Northumberland Avenue in London and focused on the European commercial, residential, and investment markets. In Sydney on Nov. 16-18, more 110 clients joined to attend 40 classes included advanced training on Yardi’s software suite, presentation of the forthcoming product roadmap, and insight into regional market trends. In Singapore on Nov. 23-24, more than 80 clients joined to attend 20 classes that were offered with similar themes. The National Apartment Association’s annual education conference and exposition brought hundreds of apartment industry professionals to sunny Las Vegas. The week-long event drew a record-breaking 9,000+ attendees to the conference, which was held at the Mandalay Bay Resort from Tuesday, June 23 to Saturday, June 27. The conference kicked off on Tuesday with a celebrity expert “Game Changer” series that focused on personal growth experiences and lessons learned in business. With over sixty industry-focused workshops, the conference offered attendees eight tracks of sessions. The tracks included specialized sessions in Human Resources, Leasing, Legal Issues, Maintenance, Marketing, Operations, Special Needs Populations, and Technology. Particularly helpful, the conference smartphone app allowed conference attendees and exhibitors to view speaker bios, access session descriptions, build customized daily schedules, and find exhibitor booth locations. #NAAEduConf always gives attendees new ideas to consider, and here are three big takeaways from 2015. Generational sub-markets are more complicated than we thought. The housing industry has had a keen focus on the maturation of the Millennial generation, which includes individuals born between 1981 to 1997. A renewed interest in other generations, such as Baby Boomers and Gen Z, was an emerging theme at this year’s NAA conference. The population of aging Baby Boomers in the United States is anticipated to reach 73 million by 2030. The apartment industry is seeing many now senior Boomers selling their homes and searching for tech-friendly senior living communities. Additionally, college-bound Gen Z will be a generation to follow, as they are predicted to become the most technologically advanced and largest college-bound generation to date. WASHINGTON, D.C. – Yardi’s largest ever Advanced Solutions Conference launched Tuesday, May 19 at the Washington Hilton. Nearly 1,500 clients are attending the three-day event, which continues through May 21. Remarks from Yardi founder and CEO Anant Yardi began the day. “Clients are at the heart of what we do,” Mr. Yardi said. “Our focus is your success. And there are two guiding principles for us: Customer service and innovation.” Since 1984, California-based Yardi Systems has become a global real estate technology leader, with 36 offices, clients in 80 countries, 10 data centers, and software platforms serving more than a dozen real estate verticals. “We started in Europe 10 years ago, and that growth has really continued,” said Rob Teel, senior vice president, global solutions. The company will soon add additional data centers in Dubai and Singapore. Yardi also provides an array of strong ancillary service products, nationwide real estate market data, and real estate focused digital media. Over a period of strong growth for the company during the last decade, Mr. Yardi has placed the focus on customer service and support. The semi-annual YASC conferences, now expanded beyond the U.S. to include regional events in Australia, the UK, and Singapore, is first and foremost an opportunity for clients to dialogue with Yardi personnel. HUNTINGTON BEACH, Calif. – in a competitive Washington D.C. multifamily market, WC Smith released a secret weapon to lease up its 2M property in NoMa: an adorable, social media-savvy English bulldog puppy. “Everyone loves pets (in D.C.), but no one has time to take care of them,” said Holli Beckman, Vice President of Marketing and Leasing Operations for WC Smith. Beckman was speaking on a panel focused on creative lease up strategy on Day Two of the 2015 Apartment Internet Marketing Conference. Joined by Billy Pettit, Senior Vice President of Pillar Properties, and Gianna Negretti, Marketing Account Director at Alliance Residential, the panelists broke down ways to use social media, local business relationships, blogger influence and location as advantageous resources. Beckman impressed the crowd with the story of Emmy the 2M pup (pictured), who not only acts as a therapy dog for residents of the 2M community, but helped the leasing team get national media attention for the property when a story about her escalated from the D.C. blogosphere to the Huffington Post and the Today Show. But more important from a leasing perspective, the publicity helped Beckman and her team lease 2M without offering rental concessions, which many competing properties in the neighborhood were using to entice prospects. At the recent Multifamily Social Media Summit held in Napa, leaders from both the multifamily and social media sectors joined forces to talk about navigating today’s digital marketing frontier. Although embracing changing social media platforms as part of your marketing plan may feel at times like you’re advertising in the loud and chaotic Wild West, adhering to established best practices will help you find success. To that end, we pulled four actionable social media tips from four of the top speakers at the conference that you can put into effect at your multifamily communities immediately. No advanced budgeting or special software required! Think Like A Consumer Joie Healy, Senior Manager Social Media Communications at Cisco “When producing social content, ask yourself: why do I care?” advises Healy. Stressing that all social communication is a conversation with your potential customers, she cautions against acting as bullhorn that broadcasts complicated messages about your business. Instead, use clear concise language to identify with prospects. One easy social media marketing strategy that Healy suggests is to take advantage of national events and holidays – things your customers will already be talking about – and then put your brand’s spin on them. Address Negative Reviews Morgan Remmers, Manager of Local Business Outreach on Yelp Morgan Remmers works at Yelp, so she knows a little something about how to address negative reviews… and how not to. Instead of ignoring negative reviews and hoping they’ll go away (they won’t), she advises businesses to do the following when a negative review inevitably pops up online: stop, drop, and roll. Stop: Do not respond with your gut reaction. Take a minute or even a night to reflect. Drop: When you do start crafting a response, drop your attitude and defensive tone.
